198862How frustrating it is to find the “perfect” home on one of the popular real estate web sites, and then find out, upon further checking, that it has “sold, subject to buyer inspection” or “sold subject to buyer approval of condo documents” or something similar.  There are two truths that you need to know: first, these sites do not necessarily download MLS data instantaneously, so they may be a day or two late with updates, and secondly, even if they are current, the MLS rules consider a listing “active” until contingencies such as the above examples are removed.  Once removed, these homes will be classified as “pending”. The bottom line is that even the use of fresh MLS data may be misleading as to the availability of a particular listing.  Your best bet would be to let me provide you with daily  e-mail updates of homes that fit your criteria, AND are free from contingent situations.
